Sam Monroe is cynical and trusts no one. He lives his life just the way he likes it - no promises and no regrets. All he wants is a willing woman a couple times a week to give him a few moments where there are no painful memories.

Courtney Gallagher is a single mom doing her best at raising her young son. She longs to feel wanted again, to receive the touch of a loving man. Even though her heart is fragile, she has hope there’s someone out there for her and her son.

Courtney rents a place from Sam, and their relationship becomes complicated. Sam is willing to let her in his bed, but not his heart. Courtney feels a pull towards Sam, but learns that trust is definitely something to be earned.

Can she forgive his mistakes? Does he want to be forgiven?

Is it really gonna be like this?”

Like what?”

I sit in my chair, back to him, and start twirling pasta. His arms cage me in from behind and his stubble tickles my cheek. “You acting pissed at me. I told you. I fucking told you that I can't do more. I told you to make me leave, but you didn’t.”

He runs his nose behind my ear, and I clench the arms of the chair, forcing myself to stay still. I don’t want him to see how affected I am. “But you didn’t. So we fucked, Courtney. And we could do it again. In fact, I jack off thinking about doing it again. You know where I live if you want a repeat.”

I'm not capable of more than a fuck, Courtney.”
How dare you? You don't know me. You don't know what I want. Maybe that's all I want. You've got enough women coming in and out of your place, what difference does it make if your pussy for the night lives next door?”

Well now, that was quite a ride. Emotional-as-hell, Sexy-as-sin, a fast paced, relatively quick read. If your looking for something that will break your heart, piss you off, and turn you on all before piecing you back together, then this book will do it. Courtney was an AhMazing leading lady. She's a single mother who gets NO HELP from her baby-daddy (financial or otherwise) and her decisions in life have caused a rift between her and her parents, leaving her truly alone raising her son. My heart broke over and over for this woman. She just wanted someone by her side to love her, and help her, and make her feel needed for a change. She works two jobs to support her little family because she really has no choice, and it takes away from time she would like to be spending with her son, but she is backed in a corner. Add in her growing attraction to her landlord and this girl was on the fast track for heartbreak. Now Sam, while sexy-as-hell and king of the dirty talk, spent half the book being a complete and utter ass - it really took me awhile to warm up to this guy. He was a douche to Courtney quite often, mastered mixed signals, broke her down more than any woman deserves but she especially didn't need that added torment in her life. We do eventually learn why he is the way he is and I really did feel bad for him, sympathized with him, and understood him, but before getting to that point he left me wanting to beat his ass more than once. And just when you think things couldn't get any worse for Court, she gets a surprise curve-ball thrown at her head. THAT is when Sam stole my heart, he really pulled through in the second half of the book. In the end, this was a sexy, heartbreaking, and finally healing read, that I enjoyed spending my day lost in.

I finally realized what she was willing to give me, and what an idiot I was for walking away from that. I don't know exactly what I want, but I do know that I want to be a part of her life. Ben is part of her. I won't let anything happen to him. Without asking for it, I have two people who mean the world to me, and because of my stupidity, I could have lost them.
